7 Critical Things to Check Before Buying a Home in Ahmedabad

Buying a home is likely the biggest financial decision of your life.

In the excitement of seeing a beautiful model apartment or a glossy brochure, it is easy to overlook the technical details. But in real estate, what you don’t check can cost you lakhs later.

Whether you are buying a 2BHK in Gota or a luxury villa in Shela, the rules of a safe investment remain the same. At Growone Realty, we believe in 100% transparency. That is why we have compiled this essential checklist to help you buy with confidence.

Here are the 7 things you must verify before signing on the dotted line.

1. Is the Project RERA Registered?

The Real Estate Regulatory Authority (RERA) is your biggest safety net. In Gujarat, every new residential and commercial project must be registered with GUJRERA.

  • What to check: Ask for the RERA Registration Number.
  • Why: This ensures the builder follows strict deadlines and construction standards. If a project isn’t on the RERA website, walk away.

2. Carpet Area vs. Super Built-up Area

This is the most common confusion for first-time buyers.

  • Super Built-up Area: Includes the lobby, stairs, lift, and clubhouse (what you pay for).
  • Carpet Area: The actual floor space inside your walls (what you live in).
  • The Tip: Don’t just look at the brochure size. Ask specifically: “What is the carpet area?” In Ahmedabad, the “loading” (difference) can range from 35% to 45%. Know what you are paying for.

3. Legal Title & NA/NOC Status

Never buy land or a home without verifying the paperwork.

  • N.A. (Non-Agricultural) Order: Ensure the land is legally converted for residential use.
  • B.U. Permission (Building Use): For ready-to-move properties, the B.U. permission is mandatory for getting electricity connections and legal ownership. Without B.U., the property is technically illegal.

4. Future Connectivity & Infrastructure

You are not just buying a home; you are buying into a neighborhood.

  • Look at the Ahmedabad Urban Development Authority (AUDA) plans. Is there a flyover coming up that might cause noise? Is a Metro station planned nearby that will double your property value?
  • Example: Buying in Shela or Jagatpur today is smart because connectivity is improving rapidly, meaning your asset will appreciate faster.

5. Hidden Costs

The price sheet the builder gives you is rarely the final price. Make sure you ask about:

  • GST & Stamp Duty: These add significantly to the cost.
  • Maintenance Deposit: Builders often ask for 2 years of maintenance upfront.
  • Parking Charges: Is your car parking allotted and included in the cost, or is it extra?

6. Builder Reputation

A glossy brochure is easy to print; a legacy is hard to build.

  • Visit the builder’s previous projects. Talk to the residents there. Are they facing water issues? Was the construction quality good? Did they get possession on time?
  • At Growone Realty, we only partner with builders who have a proven track record of trust.

7. Loan Eligibility & Pre-Approval

Don’t wait until you find the house to talk to a bank.

  • Get a pre-approved loan to know your exact budget.
  • Check if the project is “Bank Approved” by major nationalized banks (like SBI or HDFC). If big banks refuse to fund a project, it’s a major red flag regarding the property’s legality.
